Dolphin Bay has 98 twenty-five-foot slips for its 93 homesites. Eight of those homesites are waterfront. No power lifts were observed, but there are many floating lifts. That is an important issue because the docks are next to the intracoastal waterway, and nothing separates the docks from the waterway to mitigate wakes. The area is not a ‘no wake zone,’ so expect a fair amount of buffeting. There are no fingers on either side of the slips, so owners must disembark from the bow or the stern. I could not see any dock boxes or utility pedestals. It should be noted that the pier is about 450 feet from the shore to the docks.
A security gate is on the docks, and I could not get close enough to assess the condition or details.
The neighborhood also has a community pool and a clubhouse.
