8 1/2 Marina Village is a unique property in many ways. The complex was built in the mid-70s and remains unflinchingly modern. It is a gated community that occupies a piece of land shaped somewhat like the Big Dipper, with the long handle running west to east along Money Island Bay, a marsh in the middle, and a canal dug around the inner perimeter. Boats are tied off parallel to a bulkhead all around the inner perimeter. There are also 15 30-foot slips on the western side of that panhandle. Around the dipper to the other western end, there’s a ramp and an area where boats are kept on the hard. With mooring taking place parallel to the bulkhead, it would appear there’s plenty of space, with larger boats mostly limited by their ability to maneuver in and out of the harbor. Clearly, larger sport-fishing craft are accommodated. The size limit on boats permitted along the bulkhead is unknown to me, but I did see a 75-foot boat. So this would be one of those rare situations where you could keep a boat over 40 feet in your backyard. I have seen slips listed from 24 feet to 45 feet. I want to understand how they assign slip size. There is also a wide variety of dwelling unit sizes, ranging from 945 square feet, 2 bedroom, 2 bath, to 2700 square feet with 4 bedrooms and 4 baths, with lots of variations in between. 8 1/2 Marina Village has a wonderfully protected harbor with quick access to Beaufort Inlet, and you’re about 40 miles from the Gulf Stream.
The complex has a pool, tennis courts (due for resurfacing), a clubhouse, a boat ramp, and a storage yard for boats and RVs. As I mentioned above, the development is gated, and a police station is on the property.
The Carteret County Register of Deeds has many construction drawings of the complex, along with at least 8 Amendments to the Declaration. If you’re interested in this complex, we’ll pull together whatever documents are available.
