Brandy Bay is a 24-parcel subdivision on the eastern shores of Simpson Creek, a tributary of Ball Creek that leads to the Bay River, which ends where the Neuse River and the Pamlico Sound converge. For a developer, providing a common dock for a new development is a marketing feature. If all or most lots are waterfront, the community docks may see little use. Such is the case with the docks shared by Brandy Bay. The day I photographed the docks there were no boats docked there. The docks are beginning to show serious signs of neglect with heavily weathered and missing decking. The structure is wooden frame of a fixed height with very little in the way of hardware or utilities.
