Edenton Cotton Mill Condominiums may not strictly qualify to be listed here, as the slips are neither deeded nor assigned, nor are they used at all, from what I can see. However, Edenton Cotton Mill is an exceptional revitalization project in a town that is nothing short of a hidden gem. The beauty and success of the town and the mill are forever entwined. Eastern North Carolina was a major cotton-growing region. But the mills were in piedmont and western part of the state. Nineteen Edenton townsmen wanted to keep the wealth generated from spinning raw cotton into yarn in the community. So they funded the mill in 1898. At the time, mills often had a mill village for workers and a company store that offered script so workers could buy goods on credit. The funders of the Edenton Mill had the foresight not to have a company store so that mill workers would spend their wages in the surrounding community. It worked brilliantly. Now, 120 years on, the evidence of the prosperity it created is everywhere in the architecture of its outsized historic downtown, in a town with a population of less than 5000.
Unit sizes vary greatly, starting at 1 bedroom, 2 bath at 1600 square feet, peaking at around 4000 square feet for a 4 bedroom, 5 bath, with most units coming in at around 2500 square feet with 3 bedrooms and 4 baths.
The slips are a bit of a hike through the woods, but there is a ramp. The docks sit in a beautiful, protected cove surrounded by cypress trees. The fingers are about 15 feet long, and there are no piles. There is no hardware to speak of. I imagine a determined owner could make whatever improvements were needed to find themselves with a little slice of heaven.
