The Lookout Harbour Condos is a complex of 35 condominiums situated on the northeast corner of Harbor Island on Banks Channel. The complex is between the two bridges connecting Harbor Island to Wrightsville Beach. Both bridges have an 8-foot clearance, which will limit any boat an owner would dock there. MLS listing suggested some slips were deeded; some were rented for a minimum of 6 months. From my reading of the documents, here’s my understanding of ownership and leasing. Slips were deeded to odd-numbered units, roughly 17 of them. Even-numbered unit owners have priority in renting ‘transient’ slips. They are rented on a minimum 6-month lease. After demand is met, odd-numbered unit owners may rent additional slips. There appear to be 28 slips in total. The ends of the docks are reserved for owners and tenants to use as day docks. Vessel size is limited to 24 feet from the tip of the bow to the end of the motor, which effectively limits craft to about 22 feet. The docks consist of T-shaped floating docks with 3 or 4 slips per side. There are only fingers for the outermost slips. Others are tied off to piles. Users must board from the bow or stern depending on how the boat is docked. The docks have wood decking accessed by aluminum gangways.
The dwelling units seem to have the same floor plan, although sizes vary somewhat and modifications have been made over the years. A garage is on the ground floor. The second floor has a living room on one side, a den on the other (sometimes used as a bedroom), and a kitchen in the middle. This floor has a full bath. The second floor has two bedrooms with ensuite baths. The top floor is a bonus room with two closets, often used as a 3rd or 4th bedroom.
This would be a great spot for those who want to motor to dinner around the island or make a run to Masonboro Island, just south of Wrightsville Beach. It’s a 7.5-mile-long undeveloped barrier island that can be accessed in several locations off the intracoastal waterway.
Participation is moderate when inspected, but the rules tend to promote more activity in the summer.
