Washington Harbour might be the best deal out there, but there’s a catch. Most of the units are clad in synthetic stucco, which has been a problematic material. In a nutshell, exterior walls are covered in sheets of a Styrofoam-like material and finished with a fiber-textured surface. Although the Styrofoam adds insulation, it does not allow moisture vapor to pass through it. That moisture can condense and be trapped on the surface of the sheathing, studs, and headers. Over time, the trapped moisture can lead to rotting wood and mold issues. This complex has had problems. Legally, this complex is set up as townhomes, so each owner owns the land below the unit and the exterior, including windows, doors, and siding. So each owner will be responsible for any synthetic stucco issues for their unit. If you purchase one of these units, please be aware of the synthetic stucco situation and inspect accordingly. The good news is that an individual buyer is not responsible for the entire complex and should not be hit with an assessment in the tens of thousands. The downside is that the unit you purchase may need repairs that cost as much, but the owner will at least control the timing of those repairs.
Dwelling units come in many sizes.
Washington Harbour is just west of a swing bridge with 6 feet of vertical clearance. The bridge does not appear to be regularly manned, so any craft with more than 6 feet above the waterline might be stuck on the west side. This would eliminate all the wonderful places to explore along the Pamlico River and beyond.
Washington Harbour has a lot to offer. It’s in a great part of town, with a beautiful waterfront, a huge common lawn and patio overlooking the marina, and a very active community. The slips are well maintained. They have a synthetic surface that’s holding up very well.
