Winfield Estates has 97 parcels on the north bank of Pungo Creek. These are large, long, and narrow lots of 1 to 2 acres. Most creek-front properties have their own boat slips. There appears to be a common dock, but it is the subject of a lawsuit. The developer owns it in an LLC and is seeking to sell the slips. But an attorney for the neighborhood asserts that the LLC does not have marketable title to the slips and therefore cannot sell them. As of this writing, the dock is unavailable for neighbors to use. That said, a ramp beside the slip is available for neighborhood use.
