Dolphin Point subdivision contains 43 lots in the original plat. About 30 more lots are marked for future development, for a total of roughly 73. Houses in the subdivision range from about 2,000 to 4,000 square feet. Larger waterfront houses are approaching $1 million, while smaller interior homes may still be available for around $350,000.
The community dock has 10 slips. Please ensure you own a lot within the neighborhood with a slip attached. Slips can not be sold to non-owners. If you purchase a lot with a slip attached, you become a member of the association which owns the docks. When you sell your lot, slip ownership will automatically transfer to the new owner.
The docks themselves appear to be in very good shape. The walkway to the dock and a deck just before the docks could use a few new decking boards and some sealant. Overall, it’s not bad. There are a couple of power pedestals; it looks like the individual slip owners installed them. The docks are a wooden-frame construction with a concrete base and decking.
