North End is a 2-building complex with 10 units. There are 4 units in each building, at 1400-1500 square feet, with a penthouse on the top floor of approximately 3000 square feet. The penthouse has a fireplace and use of a private elevator. The smaller units do not. The dock is well equipped with utility pedestals, water, and dock boxes for most slips.

Flagship Villa - If you're serious about boating, this is for you. These 3-bedroom, 2 & 1/2 bath units come with 2 or 3 boat slips. Slips are 30 feet long. The docks are well maintained, with utility pedestals and some with dock boxes. Each unit also has a one-car garage with extra storage space and an owner's closet. They can be a bit dated, as they were built in 1981, but with a bit of updating, these are outstanding units. So old guy ran me off some; I only got one picture of the docks. I'm not bitter, nope, not me. The MLS had a couple of different square-footage measurements, so let's say they're somewhere between 1350 and 1450 square feet.

Harbour Point is a bit tricky to nail down. I’ll do more research as time permits. It appears this area was platted as a single-family home neighborhood, and several homes were built. Then a new developer came in, redesigned the neighborhood into mostly duplexes (townhouses), and developed the marina. Although the original single-family homes remain, they do not have access to the amenities. So be careful when purchasing to make sure you’re getting what you want. Several of the townhouses have elevators, but not all. The duplex townhouses come in varying sizes, from approximately 1550 to 2500 square feet. The marina is top-notch for a community facility, well equipped and maintained. Slips are listed through the MLS at 30, 35, 40, 45, and 50 feet. Slips are double with full-length fingers. All slips are singles with full-length fingers and corner gussets. The marina stays almost full. It’s well maintained and equipped. Each double slip shares a utility pedestal; most, but not all, have dock boxes.

Forest by the Sea 2 is a large complex of 74 units, built in 1980, and well maintained. The docks were renovated in 2019 and appear to be in very good condition. There are two sets of docks. The southern set is inset in a small bay, and another group to the north runs parallel to the shoreline. These docks have clearly been modified over the years, and the finger arrangement is irregular. The docks include single-, double-, and triple-slip configurations. It appears owners have added their own fingers over the years. Some have utility pedestals; some do not. Slips are 20, 25, and 30 feet long. Larger boats can be accommodated on the outer edges of the docks.

Harbor Oaks Condominiums is a 12-story complex built in 1983—condos range up to 1,652 sq ft, with 3 bedrooms and 2 baths. Annual association fees have varied but generally range from $ 3,300 to $ 6,756, depending on size. There are 5 basic unit models. The sizes are as follows Unit A-950 sf 2/2, B-818sf 1/1, C-1192 2/2, D-594 sf 1/1, E-1120 sf 2/2, F-1395 sf 2/2. Condos range up to 1,652 sq ft, with 3 bedrooms and 2 baths. Annual association fees vary but generally range from $ 3,300 to $ 6,756, depending on size. Although this is an older complex, the docks have been well maintained, including a 2019 renovation. Slips are 20, 25, and 30 feet long, with full-length fingers on each side of the slip. You can dock larger boats on the outer edge of the "A" and "C" docks. Some slips have dock boxes; some do not. The slips are 25-foot singles with full fingers and corner gussets.

Docksider Condominiums consist of nine 900-square-foot units on 3 floors above ground-floor parking. There is no elevator. Units are 2-bedroom, 2-bath. The docks are very basic. A floating dock runs parallel to the shore, with piles at the corners of each slip space. Boaters must tie up stern or bow to the dock and tie off to the piles. There is a fish sink.

Carolina Bay is a condominium complex with 35 units, each with an assigned 34-foot slip. Units are arranged in a horseshoe shape across three buildings. Three floor plans include a ground-floor garage. The second floor contains a single unit of 1600+ square feet. The second floor has a base unit the same size as the first-floor units, plus a 376-square-foot loft main bedroom, except for the end units, which are 1722 square feet. All units are 3-bedroom, 2-bath. Some units have fireplaces; some do not. The community has an on-site pool and clubhouse.

The docks are well equipped and well maintained. The docks are floating and appear to all be 34 feet long, double-sided with piles and full fingers. All have utility pedestals, some have power lifts, and no dock boxes are visible.

Captain's Quarters is a 24-unit complex built in 1979. Each unit has a one-car garage on the ground floor, with two floors of living space above. Bedrooms are on the top floor. The property has 24 slips and is in a great location near the Carolina Beach Yacht Club, where fuel and pump-out are available. It is also close to the Carolina Beach Inlet and Snow's Cut, which connects the Intracoastal Waterway to the Cape Fear River. The docks are at the end of a renovation. Plastic planks cover the deck surface, which may or may not be attached, and they feel a little rickety. There is some sloping here and there where floats may be failing.

Bayview Manor is an older complex, built in 1987. It is, however, elevator-equipped. Slips are assigned and can only be used by guests "for up to three weeks, twice a year". Unit sizes vary considerably from 500 to 1500 sq ft. See the attached Condo Plat 2 for layouts. The dock has short fingers, and users tend to dock stern-to. The docks were being renovated when I took these photos. This is a nice, well-maintained facility for small boats. It's a great location for running around the harbor or out to the river through Snow's Cut. Close to fuel.
